Now that Belgravia Villas, as well as Belgravia Green and Belgravia Ace has pretty much sold out, what are the options available in this part of Singapore? Well, the nearest cluster of new housing to come up in the vicinity is probably the new condominiums in the new Lentor Hills Estate.

This is a brand new residential estate that is being built on what was previously forested land. There will be eight plots for condominium housing. The first five to launch for sale are the Lentor Modern, Lentor Hills Residences, Hillock Green, Lentoria, and Lentor Mansion condo.

Four out of these five are by GuocoLand and/or a related Hong Leong Holdings company. In the case of Lentor Modern, it is purely by GuocoLand, while Lentor Hills Residences is by Guocoland together with Hong Leong and sister company TID. As for the Lentor Mansion condo, it is again by a joint venture of GuocoLand and Hong Leong’s unit Intrepid Investments.

That being the case, it is hardly surprising that the prices of all these developments are very similar. While Lentor Modern prices may have set the benchmark here, Guocoland / Hong Leong is keeping the others close too. The Lentor Mansion pricing has not been announced yet, but it is expected to not differ too much from those of Lentor Hills Residences right beside it.

Hillock Green is by a different developer altogether, but they seem to have taken a leaf out of Hong Leong’s playbook, and kept to a similar range of around $2,100 PSF.

Hence the Lentor Mansion prices is likely be around that too, possibly ranging from $1,9xx PSF to #2,3xx PSF for the smaller units. This is despite the land cost for the Lentor Mansion condo being about 10% lower than for the other sites, as Lentor Mansion is affected by the new Area Harmonisation rules. This will result in less floor area space for sale.
